LOCATION

Bali Pecatu Villas are located in the hills of the Bukit just 20 minutes from the airport and less than 15 minutes from the heart of Bali’s Jimbaran Bay with its white sandy beaches and home to the Four Seasons and Intercontinental Hotels.

The islands’ world renowned surfing beaches of Padang Padang, Dreamland and Bingin are just a short drive away.

Located in an upmarket and easily accessible area of the Bukit, Bali’s most southern point, Pecatu Villas enjoy an elevated position with stunning uninterrupted 180 degree panoramic views to the Java sea.

THE VILLAS

Comprising of just two properties, the developer has spared no expense in creating a blend of modern architectural design combined with traditional Balinese elements. Set in tropical landscaped gardens, both villas are built to the highest of specifications and orientated to take advantage of the incredible views.

The villas have four bedrooms, all with ensuite bathrooms. The master suite boasts a large bathtub and both an indoor and outdoor shower. There is also a spacious walk-in robe.

The open plan living/dining and kitchen area overlooks the pool deck and large swimming pool and each villa comes with a double carport and staff quarters.

All bedrooms are air-conditioned and the two main bedrooms as well as the living/dining area have ceiling fans.

The western style kitchens come fully equipped with dishwasher, oven, stove, range hood, microwave and there’s even a washer/dryer in the laundry. The teak finish cabinets are complimented by granite work benches.

No detail has been overlooked and both villas come fully equipped with a 5000 litre water storage tank and pressure pump (town water), telephone line, internet and satellite TV connection.

Roofing material will be ironwood shingles and flooring in all the main rooms will be terrazzo with brass inlays.

The villas are set in tropical gardens and include all landscaping as well as a poolside bale.
Villa 1 is set on 960m2. It has an enclosed built up area of 248m2 and 226m2 of pond, swimming pool, pool decking, terrace and bale, giving it a total built up area of 474m2.

Villa 2 is set on 1040m2. It has an enclosed built up area of 260m2 and 196m2 of pond, swimming pool, pool decking, terrace and bale, giving it a total built up area of 456m2.

CONSTRUCTION AND COMPLETION

Construction is already underway on villa no 2. The developer has extensive experience in the Bali luxury villa market and has appointed PT Triadi, Bali’s leading high end property contractor, to build the villas.

Villa no 2 will be completed by October 2007 and villa no 1 will be completed within 15 months of receipt of the deposit from the purchaser.

TENURE, PRICE AND PAYMENT TERMS

Both properties are offered on a freehold basis, unfurnished, at a pre-completion price of US$650,000 each. Full furnishing packages are available at an additional cost.

Villa 1: $10,000 initial deposit
30% (less $10,000) within 21 days of deposit
30% when the villa is certified 30% complete
30% when the villa is certified 70% complete
10% final payment upon handover to the purchaser.

Villa 2: Payment terms as above, although as construction is already underway, the due dates for each percentage amount will vary depending on progress at the time of purchase.
