Cemagi, a traditional Balinese village situated on the West

PROPERTY DESCRIPTION
Built on two levels, this colonial style house offers ocean
views from both levels and is less than two minutes walk to the
beach. Large verandahs allow for plenty of comfortable outdoor
living, yet all rooms are air-conditioned enabling the owners to
retreat in comfort during the humid rainy season.
Enter the villa via a huge pivot gateway off a private roadway
with ample parking for guests. A large pond is crossed via a
timber bridge from either the main entrance or a side entrance
from the double lock-up garage. A Balinese water feature greets
you as you enter the villa.
All the spacious rooms enjoy high ceilings with an abundance of
windows to maximise the views. The colonial glazed French doors
and windows to all rooms lead onto the wide verandahs. In
addition to the air-conditioning, all main rooms have ceiling
fans and dimmer lights.
The ground floor of the main house consists of two spacious
double bedrooms with built in robes and their own ensuite
bathrooms, a guest powder room, a media room (with access to the
second bathroom so it could be converted to a fifth bedroom) and
a living room with covered verandahs on two sides for outdoor
living. The large dining area projects out onto the verandah,
ideal for both indoor and outdoor entertaining. The high spec
show kitchen is designed with a combination of white duco
painted and glazed cabinets, tempered glass spashbacks, granite
work benches and stainless steel appliances including oven,
stove, extractor hood, microwave, dishwasher and fridge freezer.
A separate pantry/storage area adjoins the kitchen. A door leads
directly to the back of the property allowing staff to enter the
kitchen with the minimum of intrusion.
The first floor presents a spacious study/library with stunning
views to the rear over rice fields and volcanoes in the distance
- and with sunset views to the ocean at the front. The third
bedroom with its ensuite bathroom and walk in robe could be
considered a second master bedroom. The bathroom has double
basins as well as a large bathtub with rain shower. The massive
master bedroom suite encompasses a 44m2 bedroom, a large
air-conditioned bathroom with separate toilet, double basins,
bathtub and spacious shower. Both upstairs bathtubs are set
under the windows to enjoy the paddy field and ocean views. The
master suite also has an extensive walk in wardrobe.
The verandahs have unpolished terrazzo flooring with an andesit
stone border and white painted timber balustrading. Both levels
have white timber slatted sun shading to keep the rooms cool and
to finish off the Colonial style of the property. The main area
of the upstairs verandah is 6 metres wide, ideal for daybeds
from which to enjoy the commanding views of the ocean. The
orientation is north/south – thus minimising the heat from the
sun whilst maximising the views.
A separate building houses a double lock up garage, staff
quarters (two large rooms and a bathroom), staff kitchen,
laundry, store room and genset room. The staff have their own
entrance and separate parking area for their motorbikes. As both
staff rooms are spacious it would be simple to convert one of
these to a work room if required.
A large entertainment ‘bale’ with a built-in day bed, sits at
the end of the 18 metre long swimming pool. The green natural
stone swimming pool with overflow on both sides is an ideal
length for laps – alternatively, relax on the built-in stone
bench to cool off with a cocktail on those lazy afternoons.
There is also a timber deck for sunbeds. Manicured lawns and
landscaped gardens lead from the house to the swimming pool.
The property is built to a very international high standard,
using the best materials and high quality finishes. Downstairs
bedrooms, bathrooms throughout and the media room all have white
terrazzo floors. The two upstairs bedrooms, the study, the
dining room and the living room have high grade tongue and
groove timber floors and white washed timber raked Colonial
style ceilings. The roofing material is ironwood shingles with
full insulation and all joinery is painted white with the
highest quality imported duco paint.
The exterior of the buildings is painted a cool Colonial cream,
the perfect colour to off set the white joinery of the doors,
windows, balustrading and sunscreens.
Most air-conditioning units, the hot water system and 2 x 2000
litre stainless steel water tanks are all hidden in the roof
with easy access for maintenance. A pressure pump ensures that
all bathrooms receive full water pressure. Water supply is from
the property’s own water bore. A bio system deals with all water
waste and sewerage in a safe and ecological manner.
The villa comes equipped with broadband internet, TV and
telephone points and built-in speakers connected to the media
room.
The development has a tennis court which is shared between the
six properties.
ARCHITECTURE AND CONSTRUCTION
The
architect, Komang Suardika of Jeghier Architect, is a young
acclaimed Balinese architect who has worked very closely with
the development team to create a property that not only takes
full advantage of the spectacular surrounding landscape but also
one that captures the elements of design which were so important
to the development team.
The construction team is headed by one of Bali’s most
experienced builders with an extensive background in luxury
villa construction with an eye for detail that is second to
none. The project management is personally handled by a Western
builder and quantity surveyor with 20 years experience in high
end construction in the tropics. Full construction guarantees
are offered.

COMPLETION DATE, PRICE AND PAYMENT TERMS
Construction of the property is well underway (50% built) and
the completion date is set for the end of 2007.
This substantial property is offered on a Hak Milik (freehold)
basis at a pre-completion price. The price is available on
application.
Payment terms are an initial 40% down payment and then either in
line with construction or else equal monthly instalments until
handover date.
