THE LOCATION

PROPERTY DESCRIPTION

Villa 36 is due for completion at the end of September 2007. One of six villas in phase 2, these are the only villas in the complex which have been designed with residential use in mind although they are also well suited to the investor seeking occasional use and the ability to rent it out whilst not in residence.

Unlike phase 1, these villas have vehicle access and are set apart from the main clubhouse – ideal for year round living. Full management services are available, alternatively you can hire your own staff and operate the villa as you would a private residence. The choice is entirely yours.

The villa is equipped with WiFi internet and a land line.

COMMUNITY AND MANAGEMENT CHARGES

Community fees are US$ 5000 per annum and cover the following:

- Full maintenance and upkeep of general areas
- 24 hour security
- Building insurance
- Water to your villa
- Public liability insurance
- Emergency back up power
- Staff wages associated with common property
- Contributions to local temples and village

Management charges are optional. These are for an owner seeking full villa management and hotel services. You have the option of running your own villa just as you would a private home
- alternatively you can pay Sentosa to manage it. This is referred to as the owners
  package and the cost is US$ 12000 per annum. Included in this package are the
  following services:
